New Approved Deck/Fence Stain Color

After careful consideration, the Board of Directors has chosen Behr Premium Tugboat (solid) to be the new approved stain color for the community. When re-staining your deck/fence in the future, please be sure to use the new approved stain color. Ready Seal Pecan stain should not be used going forward.

Deck/Fence Maintenance

The individual homeowners are responsible for the cleaning and staining their decks/fences. In the event that a homeowner fails to keep their deck properly cleaned and stained, the HOA reserves the right to have the deck maintained as-needed at the individual homeowner’s expense.

The HOA has set up group-pricing through CertaPro for homeowners that wish to have their decks/fences washed and stained. The cost to wash and stain a standard size deck (including the attached privacy fence) would be $650. The cost to wash and stain a standard size patio fence would be $350. If you would like to take advantage of this group-pricing opportunity, please email us at HermitageMeadowsHOA@gmail.com no later than May 15, 2024. 

Please note that standard size decks measure 8 ft by 13 ft 11 in. Decks larger than this have been extended by homeowners, and the individual homeowners are fully responsible for the extended portions of decks. If you have an extended deck and would like to take advantage of the group-pricing opportunity, there will be an additional charge based on the dimensions of the extended portion.

Spring Community Yard Sale & Dumpster Weekend

The next community yard sale is scheduled for May 18, 2024 from 8:00 AM to 2:00 PM. Residents may place items for sale in the common area directly in front of their homes or in their reserved parking spaces.

A dumpster will also be on the property for residents’ use May 18-19. Please refrain from putting any hazardous materials (paint, asbestos, oil, batteries, chemicals, appliances, etc.) into the dumpster.

Upcoming Sealcoating Project

It is planned for all of the streets and parking areas to be sealcoated within the next few months. All parking lines and unit numbers will also be repainted during this project. More information will be provided closer to the project start date.

Updated Trash Rules

Units may have no more than two (2) trash cans, and trash cans may not have a capacity greater than 64 gallons. Trash cans must have secure lids, and hinged lids are recommended. All trash must be securely bagged in heavy-duty bags and placed inside of cans in order to be collected.

Parking

Each residence has two (2) assigned parking spaces. If a residence has more than two (2) vehicles, arrangements must be made for the additional vehicle(s) to be stored offsite. Visitor parking may not be used to store residents’ additional vehicles.

No vehicle repairs or maintenance may be performed on the property. Inoperable vehicles (including vehicles with expired registration) may not be stored on the property. Commercial vehicles may not be stored on the property.

Exterior Modifications

Homeowners must obtain prior written HOA approval prior to making exterior modifications. Some examples of exterior modifications include: window replacements, deck extensions, awning replacements, planting of bushes, satellite dish installations, etc.

2024 Annual Homeowners Meeting

The 2024 annual homeowners meeting is scheduled for May 21, 2024 at 6:30 PM at the Hermitage Police Precinct. A formal meeting notice with more details will be distributed in the near future.
